Situation and Locality

Hafod y Garreg is situated close to the rural village of Llidiardau, some 5 miles from the market town of Bala.

 

The holding is within easy travelling distance of a range of livestock markets and other agricultural centres throughout   North Wales .  

 

Directions

Hafod y Garreg is located at Grid Reference SH866377 and is situated south of the County Road which leads from Llidiardau towards Arenig.

From the town of Bala follow the A4212 main road towards Trawsfynydd. After leaving the town take the first turning to the left signposted for ‘Rhyduchaf’ and ‘Llidiardau’. Follow this road through the village of Rhyduchaf and continue on this county road through the village of Llidiardau . The entrance to Hafod y Garreg is situated on the left hand side.

Property – General Remarks

The sale of Hafod y Garreg offers an opportunity to acquire 168 acres or thereabouts of Upland Grazing land for sheep and cattle together with grazing rights for sheep grazing on the adjoining Common.

 

The holding consists of a diverse range of land parcels, from smaller enclosures of improved

pastures to Ffridd land which provides useful summer grazing. A schedule of enclosures can be found overleaf together with a plan of the enclosed land for identification purposes only. The land is predominantly south facing with gentle slopes.

 

The land has been divided into manageable fields with several dry stone wall boundaries which

provide good shelter. The enclosed Ffridd extends to 82 acres or thereabouts is a designated Site of Special Scientific Interest (SSSI).

 

Single Farm Payments have been established for the holding which will be transferred to the

purchaser. There is also a current Tir Gofal Agreement on the land which commenced in 2004.

 

EWE FLOCK

The acclimatized flock of Welsh Mountain ewes are to be taken over by the purchaser at Valuation.

 

COMMON GRAZING RIGHTS

 

We are informed by the vendor that the property has the benefit of Grazing Rights providing turnout for 440 sheep on the adjoining Common, identified as Common Land (CL) 46.

 

Note: Part of the Common has been enclosed  by a fence, and a personal licence for the fence which encloses the land was issued by the Crown Estate Commissioners to the current owners.

Any party taking over responsibility for the fence will require a new licence from the Crown Estate Commissioners. For further information please contact the selling agents.

 

Single Payment Scheme and Other Grants

 

The holding is registered by the National Assembly for Wales Agricultural Department with Single

Payment Entitlements established for the holding. The vendor will arrange for the apportionment of entitlements for the holding, which will be subject to verification by the Welsh Assembly Government.

 

The holding is also subject to a Tir Gofal Agreement which commenced in August 2004. For further details on the agreement please contact the agents. The Vendor will assist in the transfer of the

Tenure:
